The Interior Renovation Process


I will meet with you either at your existing location or new construction site. Listening and note taking is my first task to ensure I understand the renovation or new design objective. We will nail down the firm requirements but also review the opportunities and options available. Most renovators know the general objective but can't possibly be aware of all the optional design possibilities. This can be an enlightening and important first step.
The function of the space is analyzed along with any special requirements you may have. What are the technical requirements for this space? This is also where your style and the depth of the renovation are reconciled with your budget - or the budget required for your vision. A technical requirements analysis is defined as needed for the space to function as you desire.
Preliminary space plan drawings are formulated with traffic flow patterns. If possible, options are created for you to choose which one will work best for your particular needs. Any special equipment from the technical requirements analysis, e.g., appliances, equipment for commercial applications or other unique equipment is located into these Conceptual Plans at this stage. As a team we begin to formulate a plan for your vision to take shape.
Depending on the size of the renovation, scaled drawings could be developed from the chosen Conceptual Plan including floor plans, elevations, section drawings and sketches. Depending on the level of work required to accomplish your vision, renovations requiring plumbing, mechanical, electrical and reflected ceiling plans are services that can be included for you. Preliminary construction estimating and budgeting can also be incorporated into this phase if desired.
At this stage, you will review the documentation created during the Schematic Design Phase and either approve or make recommendations for revisions.
Next the design gets detailed with millwork, wall, flooring, and window treatments with accompanying samples. Furniture, fixtures and fabrics are also selected and incorporated into the design of your interior later in this stage. Tear sheets of appropriate furnishings and fabric samples are gathered. Custom furniture drawings are created if required. A presentation is prepared with specification lists with budgetary numbers and alternate choices. Field trips to vendors for selections are typically necessary at this stage.
At this point you will confirm the design and / or make any replacement choices. The budget will be evaluated along with any alternate choices. Upon approval, bidding documents are set up, if required, and a timeline is created to implement the project.
Purchases are defined and purchase orders created to include specifications, delivery estimates and freight costs. My firm will coordinate the purchases, deliveries and other phases of design around your schedule. You will finalize everything to guarantee your satisfaction.
Next my firm will follow up on all orders, coordinate and oversee installation of millwork, flooring, wall treatments, specialty fixtures and window treatments. Then all remaining merchandise deliveries are scheduled.
Upon completion of your project, you will evaluate your project results and we will define any unfinished details. Only your complete satisfaction marks completion of the project. This phase is most key as my business is based on satisfied clients and referrals.
